Will Homeowners Insurance Pay for a New Roof? It Depends on Several Factors
Texas homeowners are facing increased difficulties with their homeowners insurance coverage—or sometimes they’re being dropped by their carriers entirely. At Integro Construction Services, we’ve had many of our Georgetown customers ask: “Will homeowners insurance pay for a new roof? What if it’s 10 years old, or even 20?”
The reality is that insurance coverage is influenced by several factors, including how old your roof is, the type of policy you have, and how your roof was damaged. And here in Central Texas, where hail, wind, and severe storms are frequent—and where insurance companies are tightening requirements—understanding these details matters more than ever.
Our team is known for our insurance expertise, as our founder spent years in the insurance industry. While you should always ask for details from your insurance provider, here is some general information for homeowners to keep in mind.
What Roof Damage Does Homeowners Insurance Cover?
Most homeowners insurance policies (in Texas or nationwide) cover roof damage caused by sudden, accidental events. These are typically referred to as “covered perils.” If your roof is damaged by a qualifying event, your policy’s dwelling coverage may help pay for repairs or a roof replacement.
When damage happens quickly and unexpectedly, insurance coverage is more likely to apply. Common examples of covered roof damage include:
- Hail storms
- Wind damage
- Fallen trees or limbs
- Fire damage
- Lightning strikes
What Does Homeowners Insurance Not Cover?
Insurance typically does not cover damage or deterioration that occurs over time. This includes expected wear and tear, such as aging shingles. Other common exclusions include installation errors or damage due to pre-existing problems.
Overall, if an insurance adjuster determines that a roof failed because it was poorly maintained or had simply reached the end of its lifespan, a claim is likely to be denied.
Will Insurance Cover a 20-Year-Old Roof?
In most cases, insurance will provide only limited coverage for a 20-year-old roof, if any. Full replacement cost coverage is unlikely for a roof this old.
Many roofs that are 20 or older are considered to be at or near the end of their expected lifespan. Even if storm damage is present, insurance companies often apply heavy depreciation, depending on whether you have replacement cost value (RCV) or actual cash value (ACV) coverage.
- RCV pays to fully replace the roof at current prices (minus deductible)
- ACV factors in depreciation for age and condition, reducing your payout
If your policy pays based on actual cash value rather than replacement cost, the payout for an older roof after depreciation and deductibles are factored in will typically be minimal. That means you could technically have a valid claim but still receive little to no financial help toward a full replacement.
Will Insurance Cover a 10-Year-Old Roof?
Things get more complicated once a roof reaches the 10-year mark. Throughout the country, many insurance providers still provide replacement cost coverage on a 10-year-old roof. However, here in Texas, providers have begun shifting policies on older roofs toward actual cash value.
Even when replacement cost is available, insurers in Texas may scrutinize the roof’s condition more closely. Maintenance records, prior repairs, and the overall state of the shingles can all influence how a claim is handled.
Texas homeowners are encountering these challenges more than ever. Carriers have become stricter about approving roof claims, especially in hail-prone areas. It’s not uncommon for adjusters to attribute damage to age rather than weather, which can significantly reduce payouts or result in denials.
Some Insurance Companies Are Leaving Texas
The insurance market in Texas has changed dramatically in recent years. Rising construction costs, severe weather, and high claim volume have pushed many carriers to reevaluate their presence in the state.
Some major insurance companies have stopped writing new homeowners policies in Texas or have reduced coverage in high-risk regions, including Austin, Georgetown, and other parts of Central Texas. Others have tightened underwriting standards, raised deductibles, or shifted roof coverage from replacement cost to actual cash value.
For homeowners, this means fewer options, higher premiums, and more restrictive policies. It also means insurers are paying closer attention to roof age, materials, and maintenance history than they did in the past.
How Homeowners Can Maximize Their Coverage
While Integro Construction Services is not an insurance provider nor a public adjuster, and you should always talk to your provider first, there are steps homeowners can take that can sometimes improve their chances of receiving coverage when roof damage occurs.
Know Your Policy
Understanding your policy is a good place to start. Knowing whether your roof is covered at replacement cost or actual cash value, at what age that may shift, and how your deductible works, can prevent surprises during a claim.
Maintain Your Roof
Regular roof maintenance plays a key role in maintaining your coverage. Addressing small issues early, keeping gutters clear, and trimming overhanging branches can help demonstrate that damage wasn’t caused by neglect.
Document Everything
After a storm, documenting damage promptly is important. Clear photos, written notes, and a professional inspection helps to establish when and how damage occurred. Waiting too long can make it easier for insurers to attribute problems to aging rather than a specific event.
Install Damage-Resistant Materials
Impact- and wind-resistant shingles or even a roof coating improves your roof’s durability against common storm events. Some insurance providers may give you improved coverage, reduced premiums, or both for switching to higher-quality roofing products.
Again, however, it’s crucial to ask your provider about potential benefits before making any major decisions about your roof.
